The Proof is in the PuddingPosted on 20th April 2020 in News
At Walker Wylie, we are fortunate to work with some of the very best property developers currently operating in and around Glasgow.
Many of these relationships have been established for a number of years and the majority were formed even before we set up Walker Wylie. Now 4 years down the line, we are delighted that they have continued to follow and support us on our new journey.
Both the high number and quality of developed properties we have sold over the past 12 months has attracted the attention of full-time developers, part-time developers and of course first-time developers.
Any established developer or aspiring developer worth their salt must keep their finger on the pulse. Those doing just that have noted the fantastic prices we have been able to achieve and this has helped us grow the number of developers we work alongside today.
The whole essence of our business model right from the start has been experience, professionalism and transparency.
We are very proud to have supported a number of ‘first-time’ developers through their initial project from start to finish. Our personal touch within the framework of an owner-driven independent business allows us to devote the additional time to provide the following:
▪️Essential insight and advice prior to agreeing on a purchase
▪️Sharing our thoughts on evolving trends prior to work commencing
▪️Helping with a budget and return projections with the aid of trusted contractors
▪️Multiple on-site visits during the renovation to ensure standards are being maintained in line with the ”category and price point’ of buyer we initially set out to attract.
▪️Devise a bespoke sales strategy in advance of the property being completed ensuring no time is wasted.
▪️Gathering the all-important, high-quality photographs and video to allow us to present the property to market in its very best light.
The importance of this last point should never be underestimated, as not all agents adhere to the same high standards we have set.
Please be assured there is a strong and proven correlation existing between the adherent quality of marketing and the sale price achieved.
With particular attention to Shawlands, Battlefield and Langside, the vast majority of housing stock remains traditional tenements and the most common development opportunity involves converting a classic one-bedroom diner into a two-bedroom apartment.
The most interesting trend over the last 12 months has been witnessing the market responding more positively to an open plan kitchen arrangement in comparison to the alternative internal kitchen layout which has dominated the market over the previous 4 to 5 years.
As the saying goes, the proof is in the pudding!
Therefore please find 3 of our most recent sales within the last 8 weeks which have all achieved sale prices of between £210,000 and £220,000.
I could have included a fourth property but we managed to sell that for a record price off-market with the property only 75% complete…… we are always on our toes at Walker Wylie!
Irrespective of your level of experience in developing properties, please feel free to contact us for a chat as we are always on hand to offer honest advice based on years of experience helping property developers in Glasgow.
