The cost of movingPosted on 11th January 2018 in News
Hybrid estate agencies can slash the cost of selling your home
There’s good news and bad news at the start of this year. The bad news is that it now costs close to £10,000 to move house. The good news is that you can do it for a lot cheaper.
New research shows that the average cost of a move in the UK – after property tax, legal and removal fees and charges for marketing and selling your property are taken into account – is £9,580.
But there are caveats. Predictably, if you live in London, the cost is considerably higher – £28,714 – and that drags the national average up significantly.
People in Scotland can expect to pay an average of £6,032 which is the lowest in the country but still no small consideration given that it’s coming straight from your pocket. And people living in certain areas of Scotland where property prices are higher, can expect to pay a lot more.
Now the good news. If you’re a first-time buyer, soon you won’t have to pay the Land and Buildings Transaction Tax (LBTT) which, on average, accounts for £1,331 on average. For those buyers, that will bring the expected average cost of moving down to £4,701.
The other piece of welcome news is that, thanks to hybrid estate agencies like Walker Wylie, you no longer have to pay the eye-watering fees charged by some high street agencies to market and sell your property.
The national average for a UK house is £219,544 and, with some estate agencies charging up to 1.5% of the selling price, plus a hefty fee for marketing the property, you could end up paying close to £4000.
At Walker Wylie, we offer the same high-quality service you’d expect from a high street agency, including valuation and sales advice, a highly professional marketing service and we’ll also arrange and manage viewings, but for a fraction of the cost of our overpriced competitors.
No matter what the value of your house is, you will pay a fixed fee for us to sell you home with a fixed marketing fee of just £195 + VAT.
Moving house is a significant undertaking but it doesn’t need to cost you the earth.
