Every property is unique and requires its own sales strategy – there’s no such thing as a one size fits all approach when people entrust you to sell their home. As estate agents it’s our responsibility to know the best way to market and sell your home. Our March property of the month is another great example of how we adapted our approach to get the best results for our clients.
It’s always exciting to see properties come on the market that offer that something special, and we knew this was one of those. Our March property of the month was located in the original site of Craigholme School, in a historic sandstone building that has been reconfigured into three apartments.
The conservation setting was also a huge draw for potential buyers. The sought-after position within the ‘avenues’ of West Pollokshields meant this was a property that was ideal for young professionals and mature couples.
Pictures speak a thousand words
The pictures spoke for themselves – the sweeping driveway, sash windows and fireplace, and private back garden were all features that we wanted to bring out in our marketing of the property. But if pictures speak a thousand words, virtual tours speak a million, and we were delighted our seller selected our virtual tour package. This meant potential buyers had a fully immersive experience when viewing the property online, and ensured we attracted as many serious buyers as possible when it came to viewings.
With a Home Report value of £280,000, we marketed this property at offers over £265,000 – and currently this property is under offer for a price significantly over the Home Report value.

How we did it
As with all our properties, we produced a high-standard brochure that showed the property at its best and ran promotions across key national property websites including Rightmove, Zoopla, On The Market and Prime Location, as well as our social media channels. We targeted this activity in a way that meant we were able to generate interest amongst the right kind of potential buyer.
