April property of the monthPosted on 13th May 2019 in News
We know that putting a property on the market at the start of the long Bank Holiday weekend may not have sounded like the smartest move to some. Weren’t we all about to take a few days break from our hectic lives? But we knew this East End property would generate significant demand over Easter with spring buyers using the time to take a look at what’s out there, and another estate agent may not have recognised the opportunity this afforded.
And we weren’t wrong. We sold our April property of the month just five days after going on the market.
Being there when buyers want us
Pitched perfectly for young professionals, we reached out to buyers we knew would be interested in this new to market property. And so while other agents shut their doors, we remained open and held viewings over the course of the weekend, with a property ‘go live’ day of Good Friday.
This focused approach to launching and marketing was combined with all the other aspects that are so important to selling a property;
- the right valuation and advice from an expert who truly understands the local market
- market-leading promotional materials that show the property at its finest
- exposure on the right online platforms – Rightmove, Zoopla and On The Market
- a professional and prompt response to enquiries and follow-ups following viewings
- an experienced sounding board throughout the entire process, for buyers and seller alike
Did it work? As Stuart Wylie says: “Yes, absolutely. While others were returning to work the following Tuesday, just five days after its launch, we were agreeing an offer for this property at 10% over the Home Report price.”
Immaculate and original property, in a desirable location
What made this property exciting for us was that it offered one of the largest two-bedroomed footprints within the area with some fantastic features to boot; its corner lounge positioning, offering a beautiful oriel bay window; original period features throughout; an impressive 23-foot hallway giving the wow factor on arrival; a striking twin window formation in its master bedroom; and a preferred first-floor positioning in a blonde sandstone building.
Barry Walker adds: “This was a true period town flat, in a fantastic Cathcart location, successfully blending an array of traditional features with contemporary fixtures and fittings. We loved it and knew buyers would fall in love with it too.”
Why our approach is different
We believe we’ve found a better way to sell property. Our approach is different from any other estate agent in the East End and beyond. We won’t charge you commission until your property is sold and we are local experts (and real people!) who will support you through the process every step of the way.
Barry continues: “We genuinely want to help our buyers through what can be a stressful experience. We know the Glasgow property market and how to get the best result for your property. And we mean what we say when we’ll be there for you every step of the way.”
Stuart adds: “Our April property of the month is a great example of us adapting our marketing approach to what was right for the property and its potential buyers. We knew the bank holiday weekend would work in our favour in this instance, and we weren’t wrong!”
